Modernist Eixample apartments
The classic Barcelona apartment. Built between 1860 and 1930 following the Cerda Plan, these flats have high ceilings (often 3.5 metres or more), ornate plaster mouldings, and original hydraulic mosaic tile floors. The tiles are beautiful but porous — they absorb stains if cleaned with the wrong products. We use pH-neutral cleaners that lift dirt without damaging the original pigment. The high ceilings mean more wall surface area collecting dust, and the large windows facing the Eixample grid let in plenty of light but also plenty of city particulate. If your apartment has a galeria (the glass-enclosed balcony typical of Eixample), those glass panels need regular cleaning to maintain the light they were designed to bring in.
Old-town flats in Ciutat Vella
Apartments in the Barri Gotic, El Born, El Raval, and Barceloneta tend to be smaller, darker, and often without lifts. The buildings are centuries old, with thick stone walls that keep things cool in summer but can retain moisture in winter. Mould in bathrooms and kitchens is a common problem, especially in ground-floor or interior-facing units that get little natural light. The narrow streets in Ciutat Vella mean less direct sunlight and more humidity near the port — regular cleaning is the best prevention.
Modern apartments in Poblenou and Diagonal Mar
The 22@ district and waterfront developments offer a completely different experience: new builds with open-plan layouts, floor-to-ceiling windows, modern kitchens, and proper ventilation systems. These apartments are generally easier to clean, but the large glass surfaces require frequent attention (salt air from the sea leaves a visible film), and modern finishes like polished concrete or large-format porcelain tiles need specific products to avoid streaking. Many of these buildings have communal areas (gyms, coworking spaces, rooftop terraces) but the apartment cleaning is on you.
Gracia and Sant Antoni character apartments
These neighbourhoods attract expats who want charm over modernity. Expect mid-century renovations layered over 19th-century bones: a mix of original tile and laminate, ceiling fans alongside air conditioning, small balconies overlooking narrow streets. The apartments are full of personality but also full of corners, built-in shelving, and unusual layouts that require a cleaner who pays attention to detail. Gracia apartments in particular tend to have compact kitchens where grease buildup happens fast if not cleaned weekly.
Zona Alta: Sarria and Sant Gervasi
The uphill neighbourhoods of Barcelona offer larger apartments and houses, often with multiple floors, terraces, and gardens. Cleaning here takes more time simply because of the square footage.
